The challenge is knowing the market well enough to move quickly when the right house comes along, and patiently enough not to overpay for the wrong one.
That's where I come in. I'm Jimmy Koury, a REALTOR at RSR, REALTORS in Lemoyne and a lifelong Central PA resident. How We Get You to the Closing Table
Before we look at a single house, I want to understand what you're actually looking for. That means your timeline, your budget, your must-haves, and the things you're willing to compromise on. It also means your financial situation, because the best thing I can do for you early in the process is connect you with a local lender who can give you a real pre-approval, not just a ballpark estimate.
Once I know what you're looking for, I'll set up a custom MLS search and start sending you properties that actually match your criteria. I'll also lean on my knowledge of communities across the region to help you think through tradeoffs you might not have considered, things like commute times, neighborhood character, and resale dynamics in different townships.
I'll be with you at every showing. More importantly, I'll be honest with you at every showing. If something about a property concerns me, I'll tell you. If I think you're looking at a hidden gem, I'll tell you that too. The goal is to help you see properties clearly, not through rose-colored glasses.
When you find the right home, timing and strategy both matter. I'll help you understand what the home is worth, what comparable sales say about fair pricing, and how to structure an offer that's competitive without leaving money on the table. In this market, that often means moving quickly, and I'm set up to do that.
Under contract is not the same as closed. A lot can happen between an accepted offer and a settlement date, and I'll be with you every step of the way. That means working through inspection findings, navigating appraisal issues if they come up, and keeping your transaction on track through all of it.
Settlement day should feel like a milestone, not a surprise. By the time you sit down at the closing table, you'll know exactly what to expect, what to bring, and what you're signing. My goal is for this to be one of the easiest parts of the process.

From there, I can run targeted showings when you're in town, help you evaluate homes remotely between visits, and make sure you're not relying on generic online profiles to make a major decision about where you live.

Not technically, but I strongly recommend it. In a competitive market, offers from pre-approved buyers move faster and get taken more seriously. More importantly, pre-approval gives you a clear picture of what you can comfortably afford, which makes the whole search process more focused and a lot less stressful. I can connect you with local lenders I trust.
Buyer's agent compensation is negotiable, and the landscape has shifted in recent years. We are now required to have a Buyer's Agency contract to show houses and this contract will have a fee listed that is due to my company. In practice, we're still seeing many sellers offer a buyer's agent fee, and when they do, it's a non-issue. If a seller doesn't offer one, we'll try to request it as part of the negotiation process. Either way, I'll walk you through exactly how it works before we get started so there are no surprises.
It depends on the market, your criteria, and your flexibility. Some buyers find a home within a few weeks. Others take two or three months to land in the right place. Others have taken years to find their perfect home. I'll help you set realistic expectations based on what you're looking for and what inventory looks like in your target communities right now.
I work with Sellers too, which makes this a smoother process when both sides are in play. We'll map out the timing, discuss whether a contingency offer makes sense in your situation, and look at options like bridge financing or mortgage recasting, if needed. It's one of the more complex situations in real estate, but it's manageable with the right plan.
